We provide transparent, itemised quotes before any work begins. You always approve the cost before we proceed. We work with trusted, vetted vendors and oversee their work to ensure quality and fair pricing. Our business model relies on long-term relationships, not one-off overcharging.

How quickly does the handyman come once I make a request?
  • Emergencies: Same day or next day response
  • Urgent issues: Within 2–3 business days
  • Routine maintenance: Scheduled during your regular monthly visit or within 5–7 days
  • Seasonal tasks: Proactively scheduled ahead of time (you don't even need to ask)
Do I submit requests throughout the month or batch them?

Submit requests as issues arise via WhatsApp. We track everything in our system and prioritise based on urgency. Routine items get batched into your regular monthly visit, while urgent issues are scheduled sooner.

Billing & Payments

When am I invoiced?

Your £199 monthly membership is billed at the start of each month. For additional work requiring quotes (major repairs, specialist services), you're invoiced once the work is completed and you've approved it.

Who pays for maintenance fixes and when?
  • Included in membership: Small repairs and routine maintenance covered by your monthly handyman hours are already paid for in your £199/month fee
  • Quoted work: You pay for materials and specialist labour separately, invoiced after completion
  • Emergency repairs: Quoted and invoiced separately, paid after the emergency is resolved
  • For landlords: You (the landlord) pay the membership fee. Routine maintenance is covered in your membership. Tenant-caused damage is quoted separately and you decide how to handle reimbursement with your tenant.

Tracking & Communication

How do we keep track of maintenance requests and progress?

We use WhatsApp as your primary communication channel – simple and familiar. We log all tasks, priorities, photos, and notes in our system during the initial visit and update them ongoing. You can message anytime to check status, add requests, or review what's been completed.

How do I know what's been done each month?

After each visit, we send you a summary of completed work, photos where relevant, and any recommendations for upcoming maintenance. Everything is documented so there's a clear record.

Property Management Questions

Does 1HomeManager deal with tenant issues like broken items?

We handle the maintenance side when something breaks. If a tenant damages something, we can assess it, quote the repair, and fix it – but we don't mediate tenant disputes or determine fault. You (the landlord) handle the tenant relationship and any reimbursement discussions.

Does 1HomeManager deal with late rent?

No, we're a maintenance service, not a property management company. We don't collect rent, chase late payments, or handle tenant contracts. We focus exclusively on keeping your property well-maintained.

Does 1HomeManager deal with tenancy contracts?

No, we don't handle tenancy agreements, tenant screening, or legal/contractual matters. We recommend working with a letting agent or solicitor for contracts. We handle what happens after the tenant moves in – keeping the property maintained.

Does the handyman deal with pest control?

We don't provide pest control directly, but we coordinate it for you. If you have a pest issue, we arrange a trusted pest control specialist, oversee the work, and ensure it's done properly. The specialist's fee is quoted separately.

What happens during the £99 initial visit?

Your dedicated home manager tours your property, documents its current condition with photos and notes, discusses your priorities, creates a customised maintenance calendar, and sets you up on WhatsApp for ongoing communication. It's about understanding your home so we can maintain it proactively.

Can I cancel my membership?

Yes, it's a rolling monthly membership with no long-term contract. Give us notice and you can cancel anytime. We believe in earning your business every month.

Do you hold keys to my property?

Yes, our keyholder service means we can access your property for scheduled maintenance even when you're not home – one less thing for you to coordinate. Your keys are securely stored and logged.
